The growth of the greater Umhlanga area in the last 20 years

Between 2009 and 2013 alone the property value of greater Umhlanga increased by approximately R3,4 billion, with a total value over the last 20 years increasing to a staggering R10 billion. Umhlanga Ridgeside has always been viewed as the crown jewel of this area, and with the introduction of a prestigious development like Enigma Private Estate, this value is set to increase further.

Enigma Private Estate offers 90 freehold residential stands, sized from 701m² to 1504m².   It is a secure, modern and pet-friendly estate, with stand prices starting from R3,510 million. The projected investment value of Enigma Private Estate, once all homes are fully developed, is estimated at R870 million. Further adding value to the greater Umhlanga node, which has increased at a rapid rate over the last few years.

“We have seen captains of industries from around the world flock to Enigma Private Estate, as it sits in the heart of Umhlanga. We have already sold 60% of the estate since launching merely 3 months ago. Having been noted as one of the highest value areas in South Africa, Enigma Private Estate is only going to up the stakes and prove a lucrative investment opportunity,” shares Stefan Botha, CEO of Rainmaker Marketing

“Umhlanga has become the province’s most noteworthy economic hub. This is not surprising when you have significant establishments like one of the largest shopping malls in Africa, Gateway Theatre of Shopping, as well as Umhlanga New Town Centre, Ridgeside Office Park, Umhlanga road infrastructure and La Lucia Ridge office park, all placed within a few kilometres of one another,” Botha continues.

The value of this area continues to grow as we see the Umhlanga interchange complete around mid-to-end of 2018. A multi-use development, Umhlanga Arch, will be developed within Ridgeside bringing in a further R600 million value to the area. Coupled with extravagant, high-end developments that have incorporated grand malls, such as Pearls Mall, which is estimated to bring R3 billion in value to the area, as well as the Oceans Umhlanga development of R3.1 billion. Umhlanga is definitely the most valuable node within KwaZulu-Natal, and South Africa as a whole.
